Let’s say, the name of the client is “XYZ Builders” for the sake of conversation.

XYZ Builders was relatively new in the residential house construction industry in Sydney. We analyzed their business model and found some major flaws. Some of them were:

  • They didn’t have any brand name.
  • They only relied on referral clients.
  • Their website was broken.
  • They didn’t have any social media presence.
  • XYZ Builders was a one man show. They just had a small office with no customer support. The owner did everything by himself.

The biggest challenge was the price point. The cost of construction of a double storied house was between 4 to 5.5 million dollars. 

We also had an advantage. XYZ Builders constructed custom designed houses. All the big brands had some design templates and they didn’t want to modify them, while XYZ Builders built custom designed houses according to their clients’ requirements.

After analyzing everything, we had a different approach for our advertisement.

We chose Facebook and Instagram as our advertisement platform. Houses are visual elements and visual elements are best for Facebook & Instagram. 

We designed the ad copy with 20+ house images. Most Facebook ads have one image with little text. But our ad included long text with 20+ pictures. So it looked like a regular post and we avoided banner blindness.

Also we took those house pictures in a very ameteur style. All other builders posted beautiful, furnished, flawless pictures of houses.

But we had pictures of empty houses and the angles were not good.

It seemed our house pictures were uglier than others.

But it worked exactly the way we planned.

They had a theme of genuinity. 

They were not taken from stock photos. 

XYZ Builders were real. They really built many houses for clients.

They were reliable though they were small and new in the market.

We got hundreds of comments and shares of that ad.

Also we did something interesting for lead generation.

Instead of inserting “Learn More” button as a call to action, we used this sentence-

“Call 123456 to make an appointment”. We didn't add any link in the post. Therefore the cost of the ad remained low.

We started to get calls from only those people who like to build custom designed houses. We got calls from only genuine buyers.

We added one more layer to filter them.

Many of them asked the price over the phone and they didn’t make any appointment after listening to the price point.

But the fact was, the price depended on the size, inclusions and the quality of inclusions of the house. It’s nearly impossible for a client to judge the price without experiencing all of these.

So we stopped telling the price over the phone. We invited them to come to the office to discuss the design, inclusions and price.

When they come to the office, it shows that they were really serious and committed about building a nice house.

And it was easier to close the deal.
